Bedford NH Real Estate 2011 YTD and Current

The Bedford NH real estate market so far for 2011…. Well so far it looks

Well Hmmmm. Things are selling that’s for sure but the prices seem to keep dropping. Currently there are 153 properties on the market for sale in Bedford. There are:

 7 homes under $200,000.

 28 homes $200,001-300,000

46 homes $300,001-400,000

22 homes $400,001-500,000

30 homes $500,001-750,000

20 homes $750,000 and above.

Now with that said… There are 35 properties under contract. Seems to me that 35 under contracts is a good thing but with 153 on the market, buyer have the pick of the litter. And with rates at historic lows it is amazing what one can afford. For under contracts there are:

4 homes <$200,000

15 homes $200,000-300,000

9 homes $300,001-400,000

0 homes $400,001-500,000

3 homes $500,001-750,000

4 homes 750,000 and above.

Would you ever have thought that the hottest range in Bedford is less then 300,000. According the the under contract properties it is.. While the active properties say that the 300,000-400,000 range has the most. What do the solds say.

12 homes <$200,000

36 homes 200,001-300,000

53 homes $300,001-400,000

28 homes $400,001-500,000

35 home $500,001-750,000

8 homes $750,000 and above

Looks like it is the 300,000-400,00 range in the solds that are ruling but the 200,000-300,000 are in a close second and very strong. While there are no pending properties 400,000-500,000 they did have a good showing of solds so far this year.

Bedford Real Estate Market 2011

What does the Bedford NH Real Estate market look like right now? Well according to the NNEREN MLS board there are 136 Bedford NH Homes for sale as of 5/10/11 9:30am EST.  The lowest priced house currently is $114,900 and the highest is $2.25m.  The average price is $518,034 with a median price of $414,950. There is an average days on market (DOM) of 155 days with a median DOM of 68.

As for Pending and Contingent properties in Bedford NH. There are 41 properties under contract. The average price of these are $443,263 with a median price of $399,900. Average DOM is 76 with a median of 45.

YTD Sales are 61 total home sales in Bedford NH with an average price of $386,301 and a median of $350,000. Average DOM is 173 with a median of 137.

What does it all mean? On one side when an absorption rate technique is used there are about 8 months worth the inventory on the market. On the other side. Prices have not fell in Bedford as much as they have in other communities. I am positive that the Bedford NH Real Estate market, while sluggish, remains somewhat stable and strong.
