<p>Year to date the Bedford NH homes in the range of 300,000-399,999 appears to win the median price popularity contest, but with 18 under contract vs. 10, the 400,000 &#8211; 499,999 range proves to be very popular and the hotter median range right now.</p>
<p>When the pending properties at least equal 25% of the active properties in a market and solds equal 50% of current actives over a 6 month span, that is a good sign of a strong market. That is what the 300,000-399,999 range has done YTD. Any time there are properties under contract, which is equal to 50% of the currents or better, and solds are 25% or greater then currents that is also a sure sign of a strong market and that is the 400,000-499,999 market.</p>
<p>Bedford NH is still a sought after town to live in with a well ran infrastructure and amazing schools and it still has a solid real estate market.</p>

But the average listing price was <span id="more-11"></span>$512,795.  The median price range never reflects the accurate market, it takes all properties into the mix so if 1 sold for $100,000 and 1 for $1,000,000 it throws the average off for all the others</p>
<h2>Accurate Bedford Home Sales</h2>
<p>The actual MLS states for sold home in Bedford for the last quarter are as follows</p>
<p>$149,000-250,000 = 12 sales</p>
<p>$250,001-299,999 = 7 sales</p>
<p> $300,000-349,999 = 4 sales</p>
<p>$350,000-399,999= 7 sales</p>
<p>$400,000-449,999 = 7 sales</p>
<p>$500,000-599,999 = 4 sales</p>
<p>$600,000-699,999 = 2 sales</p>
<p>$700,000-799,999 = 2 sales</p>
<p>1 sale at $925,000</p>
<p>1 sale at 1,920,000</p>

			<content:encoded><![CDATA[<p>In a previous post I had mentioned how well the Bedford NH Real Estate Market is doing. In some cases that still holds true. But let&#8217;s talk about the Bedford NH Foreclosure scene. The foreclosure mess is not biased, it does not pass your door because of the town you live in, size of the house etc. People are in trouble all over.</p>

<h2>Bedford NH Foreclosures -</h2>
<p>Here are some Bedford NH foreclosures which have hit the market for sale, sold or are coming.</p>
<p>30 Pasture Lane Bedford NH &#8211; Will be listed for about 599,900</p>
<p>101 King Rd Bedford NH is under contract and was listed at 525,000</p>
<p>4 Cambell Rd. Bedford NH &#8211; Sold for 393,000 -</p>
<p>28 Nathan Cutler  Bedford NH &#8211; Sold for 365,000</p>
<p>17 Edinburgh Bedford NH sold for 339,900</p>
<p>42 Marston Drive Bedford NH sold for 650,000</p>
<p>There are also many others which have sold for much less. 1 Gendron St. Bedford sold for 190,000, 42 Forest sold for 185,000, 18 Mack St sold for 251,000.</p>
<p>7 Mack St. is currently available for 199,900 and 18 Birchwood Circle is availabe for 319,900.</p>
<p>As you can see, the foreclosure problems of the world did not bypass Bedford. All the reports I receive state that 2009 is going to be worse then 2008. If what those reports state are accurate then hold onto your socks, I thought 2008 was pretty harsh.</p>

			<content:encoded><![CDATA[<p>With everything we hear and see in the news about the NH real estate market etc&#8230; I would suggest that we do not overlook the positives of the situation and how strong Bedford NH Real Estate is. The reality of the current NH real estate market allows you, if able to purchase, the ability to purchase a property at a much lower purchase price then the years prior.<span id="more-8"></span></p>
<h2>Bedford NH offers a great example of this.</h2>
<p>According to Trulia.com the median price for a home in Bedford is $342,500 (as of 11/21/08) Years prior it was 10+% higher then that. This allows you to purchase a home in a town with a great school district, low crime etc.. and it will also allow you to build equity quickly when the market turns around. Bedford NH is a sought after town and continues to sell well. According to NNERENMLS.com (our local real estate MLS board) as of 11/21/08 &#8211; 255 propeties sold in Bedford NH. 190 with Conventional financing, 38 as a cash sale, 19 FHA, 5 VA, 1 NHHFA and 2 other types of financing. There is also a 96% list to sell ratio, which means you have a high chance of selling your home. And there is an average Days on Market (DOM) of 115. So while the market has come down some and is slow, Bedford NH has weathered the storm a little better then some of the surrounding towns and is still a great place to buy or sell.</p>
