			<content:encoded><![CDATA[<h1>The Bedford NH real estate market so far for 2011&#8230;. Well so far it looks</h1>
<p>Well Hmmmm. Things are selling that&#8217;s for sure but the prices seem to keep dropping. Currently there are 153 properties on the market for sale in Bedford. There are:</p>
<p> 7 homes under $200,000.</p>
<p> 28 homes $200,001-300,000</p>
<p>46 homes $300,001-400,000</p>
<p>22 homes $400,001-500,000</p>
<p>30 homes $500,001-750,000</p>
<p>20 homes $750,000 and above.</p>
<p>Now with that said&#8230; There are 35 properties under contract. Seems to me that 35 under contracts is a good thing but with 153 on the market, buyer have the pick of the litter. And with rates at historic lows it is amazing what one can afford. For under contracts there are:</p>
<p>4 homes &lt;$200,000</p>
<p>15 homes $200,000-300,000</p>
<p>9 homes $300,001-400,000</p>
<p>0 homes $400,001-500,000</p>
<p>3 homes $500,001-750,000</p>
<p>4 homes 750,000 and above.</p>
<p>Would you ever have thought that the hottest range in Bedford is less then 300,000. According the the under contract properties it is.. While the active properties say that the 300,000-400,000 range has the most. What do the solds say.</p>
<p>12 homes &lt;$200,000</p>
<p>36 homes 200,001-300,000</p>
<p>53 homes $300,001-400,000</p>
<p>28 homes $400,001-500,000</p>
<p>35 home $500,001-750,000</p>
<p>8 homes $750,000 and above</p>
<p>Looks like it is the 300,000-400,00 range in the solds that are ruling but the 200,000-300,000 are in a close second and very strong. While there are no pending properties 400,000-500,000 they did have a good showing of solds so far this year.</p>

<p>What does the Bedford NH Real Estate market look like right now? Well according to the NNEREN MLS board there are 136 Bedford NH Homes for sale as of 5/10/11 9:30am EST.  The lowest priced house currently is $114,900 and the highest is $2.25m.  The average price is $518,034 with a median price of $414,950. There is an average days on market (DOM) of 155 days with a median DOM of 68.</p>
<p>As for Pending and Contingent properties in Bedford NH. There are 41 properties under contract. The average price of these are $443,263 with a median price of $399,900. Average DOM is 76 with a median of 45.</p>
<p>YTD Sales are 61 total home sales in Bedford NH with an average price of $386,301 and a median of $350,000. Average DOM is 173 with a median of 137.</p>
<p>What does it all mean? On one side when an absorption rate technique is used there are about 8 months worth the inventory on the market. On the other side. Prices have not fell in Bedford as much as they have in other communities. I am positive that the Bedford NH Real Estate market, while sluggish, remains somewhat stable and strong.</p>

<p>Year to date the Bedford NH homes in the range of 300,000-399,999 appears to win the median price popularity contest, but with 18 under contract vs. 10, the 400,000 &#8211; 499,999 range proves to be very popular and the hotter median range right now.</p>
<p>When the pending properties at least equal 25% of the active properties in a market and solds equal 50% of current actives over a 6 month span, that is a good sign of a strong market. That is what the 300,000-399,999 range has done YTD. Any time there are properties under contract, which is equal to 50% of the currents or better, and solds are 25% or greater then currents that is also a sure sign of a strong market and that is the 400,000-499,999 market.</p>
<p>Bedford NH is still a sought after town to live in with a well ran infrastructure and amazing schools and it still has a solid real estate market.</p>

But the average listing price was <span id="more-11"></span>$512,795.  The median price range never reflects the accurate market, it takes all properties into the mix so if 1 sold for $100,000 and 1 for $1,000,000 it throws the average off for all the others</p>
<h2>Accurate Bedford Home Sales</h2>
<p>The actual MLS states for sold home in Bedford for the last quarter are as follows</p>
<p>$149,000-250,000 = 12 sales</p>
<p>$250,001-299,999 = 7 sales</p>
<p> $300,000-349,999 = 4 sales</p>
<p>$350,000-399,999= 7 sales</p>
<p>$400,000-449,999 = 7 sales</p>
<p>$500,000-599,999 = 4 sales</p>
<p>$600,000-699,999 = 2 sales</p>
<p>$700,000-799,999 = 2 sales</p>
<p>1 sale at $925,000</p>
<p>1 sale at 1,920,000</p>
